We are looking for bargain priced properties priced at least 10% under the After Repair Value
as calculated per our instructions. If you cannot find the owner or he doesn't give you
an asking price, we want you to at least calculate an estimated ARV.

VACANT PROPERTIES
While your driving on your way to work, school, the supermarket or anywhere, take detours and
keep your eyes open for single family houses, duplexes, etc. that are vacant.
Some may look like they may need
some care. For example, a vacant house with grass needing to be cut,
the yard overgrown with shrubs, possibly in need of a new paint job, or even a new roof, etc.
UGLY and VACANT is good, but pretty and vacant is okay too. We are not looking for
properties that are already listed with a real estate agent.
FOR SALE BY OWNERS
If you see a 'For Sale By Owner' sign, stop and call the number and definitely get all the
information on the property that you can including asking price etc.
Of course, if you
find a seller that is ready to sell their house to us for a good price, you
can refer that to us too.
It can be for sale by owner, or even have no for sale sign.
FOR RENT
It could be a property for rent but the owner also is agreeable to
sell the property at a certain price.
MULTI-FAMILY DUPLEXES, TRI-PLEXES, QUADPLEXS, OR 5 UNIT APARTMENT BUILDINGS AND ABOVE
When you see one of these prospective properties, definitely stop, contact
the owner and ask if they would be interested in selling the property
and at what price.
WHEN YOU FIND A PROPERTY
When you find a prospective house or multi-family property, take about 10 pictures of it,
or 20 pictures if you can get access to the inside of the property
without trespass or without 'breaking and entering', or if the owner allows you to visit the inside of the property.
Our buyer’s approval is often based upon how well the pictures represent the actual
condition of the property.
When taking the pictures, the goal of the pictures is to include every room,
any repair areas, any mechanical items, all four sides of the house and a street view.
Then calculate the ARV and submit the propery to us on our Property Finder's Fee Agreement.

ALL CASH OFFER
If you can contact the owner, ask them if they would be interested in
obtaining a free ALL CASH OFFER on their property. Tell them that the
ALL CASH OFFER will be below market value because we are investors and
the offer would of course be ALL CASH. If they state that they are
interested in receiving our ALL CASH OFFER, you have qualified your deal
enough to send it to us.
LEASE WITH AN OPTION TO BUY
The second question you would want to ask them is 'Would you entertain
leasing your house with an option to buy?'. Tell them that the buy price
in this offer would be higher than the buy price in the ALL CASH OFFER
and tell them that if they are interested in this, that you will have
your investor get back to them.
OWNER FINANCE OR CONTRACT FOR DEED
A third question you may want to ask them is 'Would you entertain
Owner Financing your house or selling on a Contract for Deed?'.
Tell them that the buy price
in this offer would be higher than the buy price in the ALL CASH OFFER
and tell them that if they are interested in this, that you will have
your investor get back to them.
SEND US AN EMAIL
Finally, send an email with the pictures to us
with the address of the property in the subject line, tell us whether you have
contacted the owner or not, were they really interested in selling their property, and then
send your contact information and further details on the property
in the body of the email.
PROPERTIES WE DO NOT WANT
We do not want homes listed by Realtors!
Do not send us for sale by owner website listings or realtor listings. The pictures you send
me must be originals that you have taken yourself.
HOW DO YOU GET PAID
When we receive the information that you send us,
we will verify that it meets the simple criteria stated above.
At that point we will contact the owner to discuss the purchase of their house.
If the seller and Good Price Homes LLC can come to an agreement, and we buy the house,
we will send you a check of $500.00, or 50% of whatever we net on the deal, whichever is more,
when we close on the property.
IF THE PROPERTY IS OWNER OCCUPIED,
contact the owner and ask them if they would be interested in selling their property,
and if so, at what price.
Then personally take about 20 digital pictures of the property, as you are instructed
to in the WHEN YOU FIND A PROPERTY section of the website and upload them
and email them to us along with the owner's suggested sales price,
property address, all the owners' names and
phone numbers, and email addresses.
IF THE PROPERTY IS TENANT OCCUPIED,
get the owner's contact information from the tenants. Then as normal,
contact the owner and ask them if they would be interested in selling their property,
and if so, at what price.
Then personally take about 10 digital pictures of the property, 20 if you
are permitted access to the inside of the property, upload them
and email them to us along with the owner's suggested sales price,
property address, all the owners' names and
phone numbers, and email addresses.
