Yes, Dear,  We Will Buy Your Home!

When you first read an "I Buy Houses" ad, what did you think?  It was probably "You have to sell for much less than it is worth" "This sounds like a scam" "You have to be desperate" or "This sounds too good to be true".  You will, however, soon see that these statements are false when you sell to us.

Yes, we are investors, and we are in this business to make money, but we do not make that money by buying homes for far less than their value.  In fact we can, and do, pay up to full retail price for homes.  How much we can pay you for your home depends on several factors including: Does your home need any repairs?  How is the location?  What do we expect your home to be worth 4-5 years from now?  What is the appraised value?  How much are similar homes selling for in the area?  How much can we charge for renting your home?

After we learn the answers to these questions, we will be able to tell you exactly how much we can pay for your home.  If we determine that there is no way for me to buy your home for what you need to sell it for, we will tell you.  However, nine times out of ten we can find a mutually beneficial solution, and, in almost every situation, we can even give you multiple offers to choose from.

After you accept my offer, we will draw up a contract in plain english that explains every detail of the sale of your home.  Everything in our contract is also found on the contracts commonly used by real estate agents.  If, however, you have a question about something concerning the sale of your home, we will encourage you to speak to a lawyer (of your choice), for we know you will find that everything is both legal and ethical.

"But why sell to an investor when I can sell my home through an agent?"  Simple: 

  • We will buy your home; you do not have to wait for a potential buyer to try to find your busy-selling-other-peoples-homes agent.
  • We have the money in hand to buy your home today; there is no need to wait the average 30 days for bank approval.
  • We will not take a commission out of your purchase price; an agent will require 6%-7% of the sale price in commission.
