If you decide you would like to lease with an option to purchase a house,
after taking a look at the house and deciding which one is the right one for you,
we collect your option consideration fee and first month's lease payment.
With the seller's approval, we assign our option to buy and option to lease over to you, allowing you to
exercise your right to enter into a lease agreement with the seller.
Once this is done, you are handed the keys to your new lease with an option to buy home! If for any reason your application is rejected, the option consideration and
first month's lease payment is immediately returned to you.

'Rent to Own' (Lease with an Option to Buy)!

If you're like most people, you dream about buying a nice home in a nice neighborhood. Well, here's your chance to make your house buying dream come true! Renting vs. Leasing

Everyone probably already understands renting or leasing a house. Renting is usually a monthly committment whereas a lease is usually for a term of at least one year whereby even if the tenant moves out before the term is up, they still owe the landlord the debt owed for the remainder of the lease period.

Lease Purchase vs. Lease with an Option to Buy
What is a Lease Purchase? (Rent to Own with Purchase Agreement)

Rent to Own is for someone who wants to buy the property but needs a flexible seller who will allow them to rent for a short time while they qualify for a traditional loan.

Typically 'rent-to-own' involves a lease with an option to buy, but sometimes it can include a purchase agreement signed and agreed to instead of the option. This is called a Lease Purchase instead of a Lease Option.

The tenant/buyer in a Lease Purchase (Rent to Own with Purchase Agreement program), is agreeing ahead of time to purchase the property by signing a purchase agreement. The tenant/buyer agrees to buy up front and he gets the privilege of renting while he is getting his loan in place.

In a Lease Purchase scenario instead of the tenant excercising an option to buy, they are committing in writing that they are going to buy by a certain date. Then, once this agreement is established, and the tenant/buyer is screened for approval and qualification, the tenant/buyer is authorized to rent-to-own the property.

Each agreement can be different so carefully read and understand the one you agree to. Instead of a Lease Purchase, most of our property offerings are a Lease with an Option to Purchase. This provides our tenant/buyers with more flexibility.

A Lease Option (Lease with an Option to Purchase)

With a lease option, (a lease with an option to purchase), the tenant is leasing the property. Any time during the option period, if they want to buy the house, they can exercise their option and purchase it for the price described in the option. It's a pretty good deal for them. They can rent and, at their option, they can buy the house whenever they like.

In the lease-option, you are leasing the property and if you feel like it, you can buy the property by exercising your option to buy.
