MARKETS:
Good Price Homes LLC anticipates purchasing the above types of commercial property
in major metropolitan markets across the country with a population of 100,000 or more.
ACQUISITION CRITERIA FOR APARTMENT BUILDINGS:
We selectively acquire property in dynamic markets where the underlying value
is based on current return on investment commensurate with the perceived risk
of the property and specific market.
Our preferred property profile is properties 1978 and newer that are characterized as
"C" to "B+" with an occupancy above 85%.
We are considering properties from aproximately 5 units to 100 units and up.
We do not purchase properties with flat roofs.
Properties that need to be repositioned or have an occupancy below 85%
will be considered on a case by case basis.
OWNERSHIP:
Properties can either be purchased with cash and assumption of
existing financing or traditional financing with cash for the down payments.
Of course, above average preference if for properties offered under
option, Master Lease Option, or owner held financing on a portion of the purchase price.
SUBMISSION OF PROPERTY:
We will need the following information to start our analysis on the property:
- Past 2 year P&L broken down monthly
- Trailing 12 months P&L broken down monthly
- Current Rent Roll
- Additional prefered information:
maps, year of construction, occupancy percentage, unit mix, and market/neighborhood overview.
